This is a major problem in the commercial real estate industry. Listing brokers pretend to have your interests at heart while they fail to disclose, they are working for the landlord.

Being represented by a brokerage who has undisclosed loyalties to the Landlord.
Commercial Real Estate Brokerages who represent landlords and try to be Tenant Reps, have an inherent conflict of interest. They cannot go all out to get you the best deal, because it will undermine their company’s relationship with their landlord client.
Problem #5
Not having an Option to renew your lease.
We always negotiate to get you the best renewal options available. They generally nothing, but if you don’t ask, the landlord will not offer it.
Problem #6
Being forced to sign an unlimited Personal Guaranty of the Lease.
For non-publicly traded companies leasing space, some form of lease guaranty is almost always required. But you need not accept the lease guaranty in the form the landlord presents it. Working closely with you real estate attorney, we have had excellent success limiting the personal guaranty so that is does not go on indefinitely.
Problem #7.
Being caught with T.I. cost overruns you did not anticipate.
Sadly, this is very common in leasing space in which the landlord provides an allowance to upfit the space to the tenant’s requirements. The actual cost is far more than the allowance, leaving the Tenant holding the bag to pay for the overruns. We have a number of effective tools we to mitigate this common problem in leasing commercial space.
Problem #8
Not having skilled legal representation reviewing your Lease.
This is an easy fix, but one that is often overlooked. It is very important to have the right attorney for the task at hand. For commercial lease reviews, you need a real estate attorney who reviews leases on a day-to-day basis. He/she is not going to be a generalist. When it comes to lease reviews, you need a specialist. It you do not have your own real estate attorney, we will introduce you to top legal professionals who understand keeping a budget for their work.

Incurring a big tax bill upon selling your building.
We are experts in smart tax deferral. If you are owner of a building you wish to sell, but have significant potential tax liability, we can provide tools, including the 1031 Exchange, to allow you to defer the bill, sometimes indefinitely.

The Landlord having the upper hand in the negotiations.
This is, perhaps, the most important commercial real estate problem we solve. As the Tenant or Buyer in the transaction, handing over cash, you should be in the driver’s seat, not the landlord or seller. With us as your representative, we keep you in the driver’s seat.
